New England Property Services, LLC offers many services that a normal home or building inspection company or individual is not qualified or equipped to extend. The principles and inspectors of New England Property Services, LLC are registered & Thermographers & qualified to perform Thermal Imaging of your new residence or building in order to inspect areas that are not visual to the naked eye.

This advanced technology provides New England Property Services, LLC with an advantage over a routine visual home inspection who can only inspect within his/her normal means of vision. By using Thermal Imaging equipment, we can detect the insulation qualities or lack thereof in walls and ceiling cavities, water or moisture intrusion, leaking heating and air conditioning ductwork and numerous other conditions not visible in a typical home or building inspection.

New England Property Services, LLC also uses specialized instrumentation to fully test your electrical service, plumbing and air conditioning and heating equipment not only the present condition of the component but provide some understanding of future concerns.
New England Property Services, LLC goes one step further in order to provide you, our client, with some piece of mind when making the largest purchase in your lifetime.

Our home or building inspection consists of a full inspection of the structural skeleton of the home or building, including the foundation, visual sections of the framing, siding and trim, roof, chimney and flashings, ventilation, grading, insulation, electrical panels and wiring, plumbing, heating and air conditioning as well as the general condition of the interior of the structure. We also provide new construction inspections in which we visit the property on numerous occasions and report on construction progress and potential concerns.
Additional services, such as; Lead paint, Mold, Asbestos, Radon (air and water), Well Potability, Well Flow and Yield Testing, and Wood Destroying Insect Inspections are available at additional cost.
A full narrative report will be delivered to our client via electronic mail within 24 hours of the inspection. A hard copy of the report will follow in the mail with additional information concerning maintenance and care of the property.
Septic cleaning and inspections can be provided by a separate contractor. It is advised to use a contractor licensed by the Ct Department of Health Services to perform a septic inspection as they have the necessary expertise and equipment to provide the type and quality of service required.

Structural and Mechanical Evaluation
The structural and mechanical inspection is considered the base of the home inspection process. This includes an extensive evaluation of the dwelling including all of the major systems starting with the roof, chimney, gutters, siding, windows, exterior grounds, garage, heating, plumbing, electrical, structural, interior, air conditioning, insulation, and attic space. The home inspection is designed to uncover major deficiencies within any of these systems or components. A complete and detailed report is provided to our clients so they can make an intelligent and informed decision on their purchase.

Residential Wells
During an inspection of a home or structure in which the occupants derives there potable drinking water supply from a drilled or dug well, the perspective buyer should have both a flow and yield test performed to assure themselves of a reliable source of water. New England Property Services, LLC can provide these services at a reasonable cost.
Water Testing
New England Property Services, LLC will provide at additional cost, both a well water bacteria and chemical analysis in order to assure that the water that the occupants of the dwelling will consume is potable. We can also test for Radon in water, fluoride, lead, VOC’s (Volatile Organic Compounds), and Pesticides at additional cost. All tests are conducted using stringent EPA, and Connecticut Heath Department protocols and the results will be available within 72 hours under normal circumstances.

Radon Testing
New England Property Services, LLC uses, “Continuous Radon Monitors” to detect radon levels in both homes and commercial establishments. These electronic devices are considered to be the most reliant testing devices presently on the market. These testing devices are tamper proof and provide an accurate read-out at the end of the testing period both in graph and digital form for easy interpretation. All tests are conducted using stringent EPA protocols and the results are available at the end of the 48 hour testing period.
Carbon Monoxide Screening
Each of our home inspectors are equipped with a carbon monoxide detector. Carbon monoxide is a byproduct of incomplete combustion and can be produced if an appliance is not operating properly. Carbon monoxide is considered deadly and its presence in the home can go undetected if not screened properly. A carbon monoxide screening is included with all home inspections.
